We can help Boards to improve meeting efficiencies, establish better processes, clarify Board member roles, and work more effectively as a leadership team. We can assist in creating board member handbooks and best practices for onboarding new Board members.
Management Oversight and Contract Review
For communities that already have a management relationship, Candor can provide an independent Board-level perspective to help evaluate priorities, communication, projects, and overall association direction. Whether Board members are looking to evaluate their management agreement for areas of improvement or simply to get the most out of their investment, we can provide a third-party review of an agreement for the benefit of all parties.
Financial & Reserve Planning
You have your reserve study back from the specialists, but now what? We can help create a strategy for employing the recommendations of that reserve study into your budget process, your community conversations, and your financial investment strategy. If you don’t have an investment strategy, we can help provide guidance there too.
Governance and Policy Update Guidance
Updating Association policies has become a regular exercise in Colorado. We can help Boards identify gaps in policies, procedures, documentation, and governance practices and help determine what needs attention or priority. We can work alongside your association attorney or assist with attorney connections for any document updates needed.

The world of Association Management involves a myriad of components - people, communications, construction, legal issues, leadership effectiveness, insurance, the list goes on. Sometimes you just need someone with experience and problem solving creativity to sit and brainstorm with to produce solutions to community issues. Board Strategy Session
Whether you need a minor administrative project completed, a third party viewpoint to a specific situation, a board education session, or want to make sure you are getting the most out of your management agreement, we can schedule a session with your Board and review the issue at hand.
Association Analysis
Our Association Analysis is a report provided to the board utilizing a 10,000 foot view of the Association - from financials to reserve study, current operating needs to capital projects and property goals. We will provide a five (5) year road map for your association to achieve goals, attain financial security, build board effectiveness, and/or rebuild homeowner trust and community.
Project Administration
If you need help through a specific project, community reframe, financial crisis, or whatever situation your community is facing, we can provide ongoing administrative services. If you are self-managed with a large project, or have a happy management relationship with minor contract limitations, we can provide communications support, basic onsite updates, homeowner call management, etc.
Board Advisor
Many communities have been successfully self-managed since turnover but need ongoing administrative advice for legislative updates, industry recommendations, etc. We can provide self-managed Board support to Boards that only need timely advice.
